Statuesque is one way to
describe one of Seattle’s newest residential towers. A tall, well
proportioned natural beauty, 1521 Second Avenue includes an exterior wrapped in
glass, allowing residents to have both water and city views, while its interiors
are swathed in a contemporary style with open floor plans, nine-and-a-half-foot
ceilings, spalike bathrooms and flexible indoor/outdoor glass-enclosed rooms
that are designed to replace traditional outdoor-only terraces.
When complete in 2008, the 38-story building will become
Seattle’s loftiest residential high-rise, featuring 143 units. Unlike other
residential projects in Seattle, 1521 will target buyers with similar interests
and wallets. The building will contain only two-bedroom residences, all
comparable in size, amenities and views. "The units on the lower floors are as
big as the units on the upper floors," says Andy Taber, a real estate director
for Opus Northwest, the parent company of the project’s development company,
Opus NWR Development.

"We did some research and discovered that in Seattle, when
other developers put penthouses on top and studios on the bottom, they had
trouble selling the penthouses." Taber believes that taking a harmonized
approach with development will lead to a more in-sync homeowners association
where residents will more readily agree on how to maintain the building. The
units range in size from 1,650 to 2,800 square feet, with prices from $1 million
to more than $9 million.
In addition to being surrounded by their peers, homeowners will
enjoy the comforts of a business center, a concierge, a fitness center with a
yoga studio, a rooftop terrace and a collection of 28 work studios (ranging in
size from 150 to 300 square feet) located on the third, fourth and fifth floors.
"They are great places to send the husband who smokes a pipe or to set up the
son who plays drums," explains Taber.
Residents can also feel good about living in an environmentally
conscious place that boasts a silver LEED accreditation for adhering to specific
design criteria. Most notable is 1521’s tapered profile, which, instead of
blocking the sun, allows sunlight to shine down onto the streets.
And if being tall, skinny and beautiful isn’t enough, 1521 will also be
wellconnected. "We have the number-one location in the city," says Taber. The
building is centrally located in Seattle’s Market District, close to Pike Place
Market and downtown.
